What constitutes an unfurnished property?An unfurnished property means that on moving in you will only be supplied with essential white goods (washing machine, fridge freezer and oven).
What is the minimum term of tenancy?Generally we offer six or twelve month tenancies with six month’s being the minimum term. We will, however, look at shorter and longer contracts on an individual basis.
Do your properties take pets?As a general rule rented properties will not accept cats or dogs (or anything bigger) as this is normally against the rules of the freeholder or block. Where this is not the case, most landlords will consider an individual request. We will check this when you reserve the property.
What are your fees?We charge £300 plus VAT per property.
If there is more than one tenant this cost will be split equally between each tenant.This is the total cost you will be asked to pay – there are no hidden extras. It covers your holding deposit to reserve the property, referencing and credit checking (often referred to as an administration fee).
What is an administration fee?Many agents charge an administration fee on top of a fee to reserve your property. This fee refers to credit checking and referencing required prior to drawing up a tenancy contract. This fee is included in the Citypadz fee of £300 plus VAT.
What payments do you accept?All money is due in cleared funds i.e. credit card (3% surcharge), debit card or cash. We do not accept American express or cheques.
What happens if I reserve a property and then back-out?The rental down payment and administration charge will be forfeited if you decide not to proceed for any reason, after reserving a property, or if you fail to provide complete and accurate information in your application.
Who do I deal with throughout the tenancy?If we manage the property then you will deal with us throughout. If the landlord manages the property then once you have moved in you will deal with the landlord. We will tell you this when you sign up for a property but if you want to know beforehand then just ask.
What happens to my security deposit?Your deposit will be held in The Deposit Protection Scheme, a government approved programme aimed at protecting all the deposits landlords and agents take.
Citypadz will place your deposit in The Deposit Protection Scheme within one week of you moving into the property. You will then receive a letter to confirm your deposit has been lodged which will include an individual ID reference number which you will need to request return of your deposit on moving out.

When will I get my deposit back when I move out?Your security deposit will be released after you have moved out of the property, following an inspection by Citypadz or the landlord to assess whether any damage has occurred and ensure the inventory, signed on moving in, is complete.
You are responsible for requesting the return of your deposit by logging onto the Deposit Protection Scheme website and inputting your ID to request your deposit back.
Assuming there are no damages you should receive your bond back within 14 working days. However, if a complaint is made, this process will take longer as Citypadz or the landlord obtain quotes to rectify problems incurred.
What costs am I responsible for when moving in to a property?You are responsible for paying council tax, water, gas and electricity rates, the TV licence fee, BT phone line and for connection/use of satellite TV or internet at your property during your tenancy.
When you move in we will agree the meter readings with you and give you the details of the suppliers. You will then need to contact the local authority and suppliers and set up your own accounts.
It is also advisable that you take out contents insurance on your own goods and against accidental damage on the property.
Can I decorate the home?Yes provided you get written permission from us or the landlord and the work is done to a professional standard. If you have plans to decorate or alter the property before you move in then please inform us and we will check with the landlord when you sign up.
