Once you have decided on a property, you will need to reserve the property by making a ‘rental down payment.’
Our agency fees are £300 plus VAT per property. If there is more than one tenant this agency fee will be split equally between each tenant. This is the total cost you will be asked to pay – there are no hidden extras. It covers your holding deposit to reserve the property, referencing and credit checking (often referred to as an administration fee).
At this point you will be informed if the property is to be managed by Citypadz or the landlord.
Every adult tenant will also need to supply ID showing both your photo and your address (for example a photo driving licence, or a passport along with a utility bill from the last three months).
We will ask every tenant (18 years and over) to complete an Application Form. As a minimum we will require a credit check and satisfactory references from your employer and previous or current landlord if applicable. We may also require a personal reference or a guarantor. We will use the services of an independent referencing company to obtain and evaluate these references.
A security deposit (bond) equivalent to one month’s rent must be paid. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
